Home Valuation Code Of Conduct (HVCC) effective May 1, 2009 is causing many lenders to use Appraisal Management Companies (AMC). The AMC user agreements (terms of use) do not appear to be very user friendly for all users, including lenders and appraisers. Why would you agree to indemnify the AMC for any reason? I am not comfortable with their agreement. What to expect when the appraiser comes to the property: The appraiser will measure the exterior and interior of the improvements in order to make a sketch of the improvements. If you have any pets, be prepared to place the pets in a secured area away from the appraiser. The appraiser will make notes of materials and condition of the improvements. The appraiser will take pictures of the exterior and interior. If you made any updates, give the appraiser a list of those updates or make sure you tell the appraiser about those updates. If there are any problems with the improvements tell the appraiser about them as well. The appraiser should be there approximately 1 hour for an average size home. If you are not familiar with the appraisal process, ask the appraiser to explain the process to you.
